Asking questions and doing research before listing your home is extremely important to ensure you are prepared and well educated on the process. Here are some frequently asked questions we have received from recent sellers.

• When is the best time to sell my home?

Every real estate market is different and your real estate agents will be able to guide you in this regard. Spring months are, in most cases, the best time to be selling your home, but sometimes selling during Fall and Winter months may actually be better. This can be attributed to many factors including lower competition and the fact that serious buyers are always looking for a home. Let your real estate agent guide you and provide data to support their advice, for example, how many homes sell on average during which months and days on the market.

• What steps should I take to prepare my home for sale?

It is important to prepare your home before listing, because “you never get a second chance to make a first impression”. There are a few things you can do including minimizing clutter, paint the interior and exterior, clean and maintain the garden (we have water restrictions, but that doesn’t mean you can’t remove weeds and keep the garden tidy). Again, let your real estate agent guide you from their experience.

• Should I price my home higher to leave room for negotiations?

The short answer, no. Sellers may sometimes feel the need to price their home above the suggested range as presented by their agent to leave room for negotiations. A top real estate agent would have provided an accurate Comparative Market Analysis. A well priced home will sell close to the listing price, as today’s buyers are well educated and they have more than enough platforms to do their research before viewing your home. By over pricing a home, sellers can actually cause a lower selling price than what would have been achieved when their home was priced right from the beginning. Reason for this is that your “days on the market” figure rises and buyers take this into account when making an offer.
